The terms have been outlined and the closing process is now a short time away. It seems like you have plenty of time, but there is much to be done before the day of closing! Equity Title wants to ensure you are fully prepared for your big day and able to move into your new home with confidence and ease. Before you go, there are some things you need to know!
Clear All Contingencies. With every home purchase, contingencies are in place with dates set in place for them to be met. From financing applications to termite inspections, closings will not happen unless all contingencies are met. Once all contingencies are cleared, the closing process can begin.
Schedule a Final Walk Through. Before closing on your home, a final walk through of your home will be scheduled. This process should take at least thirty minutes as you go through the house with a fine-tooth comb. The walkthrough is the last chance to make sure everything within your new home is in working condition. This is meant to help you feel even more confident about your purchase and to pin-point any last-minute needs.
Set Up Utilities. Many people assume utilities will work the moment they walk in. While many utility companies do have grace periods, this cannot always be assumed. If you are coming from out of town or previous owners have cancelled service, utilities should be contacted a month in advance. With service set up well before closing, you’ll be comforted as you turn on a light switch and illuminate your new home!
Book the Movers. With a closing date nailed down, ensuring movers will be there is key to a successful move-in. Book movers or equipment far in advance if you’re moving over a busy weekend or within a short period. Schedule a rental truck or arrange movers ahead of time to ensure as you receive the keys to your new home your belongings will follow!
Clear Your Calendar. Your closing day is one that you will remember for years to come. Clear the calendar of all meetings or other events. Ensure you bring all required documents, charge devices, and be ready to take a “Got the keys!” picture with your local Equity Title.
